City of Rolling Hills Estates April 2013 Real Estate Market Report

The number of properties on the market in Rolling Hills Estates ( including the unincorporated area of Palos Verdes Peninsula ) has decreased  this year down to only 19 homes, a 14% decrease from the prior year, but up substantially over last month. The number of properties sold monthly has also increased over the last year, averaging 10 sales a month, a 11% increase over the comparable period last year . The average price per square foot for homes sold in Rolling Hills Estates ( including the unincorporated area of Palos Verdes Peninsula ) averaged $469 per sq. ft. over the last 3 months, an approx. 14% increase from the comparable period a year ago.

Based on the average monthly sales for the last 3 months of 10 homes and the 19 homes listed for sale, there is currently only about a 2 month inventory of unsold homes.
 
 
The average list price of homes in Rolling Hills Estates had been rising recently, an increase of 17% over the comparable quarter last year, and the average sold price, which had been significantly lower than the average list price, increased substantially the last two month, almost equaling the average list price for April.
