Below is a listing that I have been working on since March of this year, and that I was able to receive a full price offer on even before I had my first Brokers Open House !! We just closed escrow last Friday. In March, I was contacted by one of 3 brothers, who all lived out of town, to help them manage their Parent's estate sale of their family home. The home was in very poor condition as the family had lived there since it was constructed in the early 1960's. There was a houseful of possessions that had accumulated in those 50 years, the bathrooms were ugly and out dated with rusted plumbing fixtures, the house had not been painted in years, and the rugs were worn. The kitchen also had problems with its cabinets and the age and layout of the appliances.
I engaged an estate sale company, and arranged for the disposition and clean out of the possessions in the house. I then managed the renovation process, including updating both bathrooms with new sprayed-on tile finish, new shower enclosures, and new plumbing fixtures. I also arranged and selected new carpeting as well as having the entire house, inside and out repainted a new color. We also replaced all of the kitchen appliances and rearranged the kitchen appliance layout and modified the cabinets. I then arranged for general yard clean up.
All of this work was well worth it. The family had an appraisal of the house done in April before the renovation work for estate purposes, and the 'as-is" value was estimated at $1,360,000. In early July, when we placed the house on the market, the first broker who showed the property ( who had been aware of our efforts ) submitted a full price all cash offer even before we had held a brokers Open House !!!
