Before and After - Case Study in Renovation and Staging for my New Listing

The following are several before and after pictures of my new listing at 3004 Via La Selva in Palos Verdes Estates California listed for sale at $1,649,000. The property has 4 bedrooms 3 1/2 baths, and 3,049 square feet on two floors. The property also has a great location on one of the most highly sought after streets in "The Grove" section of the Valmonte area of Palos Verdes Estates. I discussed with the seller that I believed that with a significant renovation and staging of her home, that they should be able to sell their home much more quickly and for the best possible price. Staging services were provided by Wendy Wharton of Staging SouthBay

In additon to the work noted above, we also replaced all door hardware and hinges, most ceiling lights and sconces, updated the second bath with new seamless glass shower enclosure and new tile stone flooring. In addition we also replaced most of the ceiling light fixtures throughout the house as well as the light sconces, and painted all rooms and installed new carpeting throughout. New landscaping was also added in both the front and rear yard flower beds.

The total cost of this renovation was approx. $50,000 and was completed in about 4 weeks. Fortunaely, the work did not include any new plumbing or electrical work, and only required new finishes and hardware.I believe that this work will result in a much quicker sale and for a price much better than would have been achieved without the renovation. This cost and effort was justified by the excellent location and curb appeal of this property.

I was totally responsible for this renovation, hiring the contractor for the bathroom and kitchen work, arranging for the painting ( including selecting the colors ) and new carpeting, shoping for the tile for the showers, bathroom floors, and kitchen back-splash, and selecting new light fixtures and door hardware.

I believe that my background in fashion design and home renovation and interior design gives me a unique ability to envision what is needed to position a property in the best possible way for sale.  This is one of several renovations I have worked on with my clients, including another recent renovation for a client who was the executor for a family trust with no members of the family in the area, so they relied upon me completely to supervise and coordinate the renovation work as well as arranging the estate sale and removing all of the furniture and other positions not sold in the estate sale. But that is a story for another case study in renovation and staging.

Because the upstairs mezzanine bedrooms were quite small, it took us about 4 months to sell, and it sold for $1,450,000 in early January.  Without the makeover, I do not think it would have sold for near this price
