Interest Rates Improve Over Last Week

We saw a little bit of improvement this week in the Mortgage Backed Securities or bond market which is trending interest rates lower.  Hopefully this will continue.  Interest Rates have generally moved down about one-quarter of a percentage point in the last week. Great news for buyers!!!!!

Some Promising Signs for California Housing Market

California's median price for an existing single-family home rose for the third straight month, according to the California Assn. of Realtors, indicating that the state's struggling real estate market may have bottomed out. The state's median sales price increased 4.2% over the prior month, and the inventory of unsold homes decreased to 4.2 months from 4.6 months in April and 8.7 months a year ago.The median sales price was down 30.4% compared to May of 2008 however.

In the South Bay of Los Angeles, the median home price increased 12.7 percent over last month. but was down 12.3 percent from a year ago,. Home prices for the Palos Verdes Peninsula (including Palos Verdes Estates, Rolling Hills Estates, Rancho Palos Verdes, and Rolling Hills) decreased 12.1% from a year ago, in line with the entire South Bay. Home prices in the beach cities of Manhattan Beach, Hermosa Beach and Redondo Beach were down only 5.8% over a year ago. This compares to an overall 30.1% year to year decline in Los Angeles County as a whole.

Rancho Palos Verdes Planning Commission Gives Preliminary Approval to Marymount College Expansion Plans

The Rancho Palos Verdes Planning Commission Tuesday night approved the environmental impact report of the expansion plans of Marymount College in Rancho Palos Verdes. The expansion plans include a new athletic facility but no longer includes a proposal to build two new on-site dorms.

The Planning Commission at it's July 14th meeting must still approve the specific planning applications and conditions for construction and operation. The full City Council of Rancho Palos Verdes must still approve the project. Opponents of the expansion plans are concerned that the College will still request approval of the dorms from the full City Council.

Federal Health Care Legislation a Must

I really believe that major changes need to be made in our healthcare system, especially the way that medical health insurance is provided to the American people.  The biggest problem that I have with the current system is the ability of the Insurance industry to just "cherry pick" the healthiest of our citizens and to ignore everyone else that may have a pre-existing condition.

The problem is not just the substantially higher cost of insurance premiums paid by those with pre-existing conditions, but the availability of insurance at all. If a person does not have access to guaranteed acceptance group plans, and must purchase an individual policy, almost all private insurance plans will not cover someone with a pre-existing condition. This problem is especially acute for a young person who has a pre-existing condition and graduates from college and is no longer covered under their parents plan. Generally, these young people have just started working and even if they can find health insurance, the premiums are so astronomical that they simply can not afford it.  The problem is also serious for people who have become unemployed and no longer have the opportunity to continue their insurance under a COBRA plan and must find their own individual policy.

I actually agree with President Obama that we should have a national health insurance program that will accept everyone and therefore spread the risk and health care costs over everyone.  At the minimum, legislation should be passed to require all insurance companies to accept all individuals regardless of pre-existing conditions. Yes, this will lead to higher premiums for those that have no prior medical problems, but it is a small price to pay for even those people as they too will someday deal with the same problems that those that do have a medical condition have to face.

Bandini Canyon Trail Work in San Pedro Approved

 A $1.4 million project to improve the Bandini Canyon area near the Bandini Street Elementary School in San Pedro is set to begin construction, with a groundbreaking ceremony planned for 1:00 pm Thursday June 23rd at the east end of the canyon area just west of Gaffey Street at Marshall Court, between Sepulveda and Oliver streets.

The improvements to the approx. 5 acre site will include new landscaping, a walking trail and a "tot lot" playground for small children.

New Parcel Tax for Palos Verdes Schools Appears to Have Passed

With all mail-in votes now tallied, Meaure V which will create a new tax of $165 per property appears to have exceeded the required 2/3 majority, with 68.6% of ballots cast approving the measure. The only ballots left to be counted are those that were turned in on Tuesday to Palos Verdes City Hall.  These ballots are not expected to affect the final outcome.

The new tax is expected to raise approx. $3.3 million. There is an exemption  available for seniors which must be applied for. The school district must still determine what costs should be cut to meet the large cut in school expenditures expected for the next fiscal year from the State Legislature.

Fire in Laundry Room of new Terranea Resort Forces Evacuation

A fire broke out in a laundry room of the new Terranea Resort last night at approx. midnight and was put out in about in about an hour and forced the temporary evacuation of hotel guests from their rooms. The resort had been open for just 1 week when the fire struck. Damage appears to be limited to the laundry room, however smoke did reach the air conditioning system causing some smoke damage.

I had just been at the resort that night and left about 2 hours before the fire. We had a lovely time at the new Nelson's bar at the edge of the cliffs at the Resort.  We snacked on the shrimp tacos which were fantastic!!!  By the way, Nelson's bar is named after the Mike Nelson character of the old Sea Hunt TV series that was filmed at this location in the 19560's when it was Marineland of the Pacific.
